Panattoni is building a BTS warehouse in Ostróda – more than 10,000 sqm for a meat producer

Panattoni, the European industrial real estate market leader, has started construction of a warehousing facility for a meat producer and exporter. The 10,153 sqm BTS (build-to-suit) facility is being built near Ostróda in Poland’s Warmian-Masurian province.
The meat of the matter. The warehouse and distribution centre for the pork and poultry producer and exporter has just started. The project provides for the construction of a facility of 10,153 sqm, of which just over 330 sqm is to be social and office space. More than 4,500 sqm will be taken up by three cold stores, the temperature of which will range from 0⁰ to +6⁰C. These will be served by eight docks with loading houses. A cold store is to be created over another 2,500 sqm of the hall with a controlled temperature of -22⁰C. A dry warehouse will take up another 2,000 sqm. The facility is to be put into use in the first quarter of 2021.

As Marek Foryński, the Managing Director of the BTS Group at Panattoni, admits, the construction of this project poses something of a challenge: “The facility will not be large, but it has to be built in just seven months. And projects for this industry are always demanding. They need to be suitable for food storage, so all the required certificates have to be obtained, such as HACCP, to confirm that the food is safely stored. The thermal insulation of the refrigerated rooms used by the food industry also has to comply with all the current standards.”

Panattoni’s latest BTS project, this time for the meat industry, is to be built on a 2.7 ha plot in Tyrowo near Ostróda. One main advantage of this location is its immediate access to the S7 motorway (Warsaw–Gdańsk) and thus to the TriCity sea port. Ostróda has been undergoing dynamic growth due to its many attractive features from an investor’s point of view. The talks aimed at bringing this investment to Ostróda were intensive and lengthy, according to Bogusław Fijas, the Mayor of Ostróda district, who comments: “The new venture will certainly improve the situation on the local labour market. This latest economic boost for our community confirms that it is an attractive location for investors and that the business environment is a friendly one. Our aim is to be as open to business as possible – so instead of throwing up artificial barriers, we provide help at each stage of the implementation of an investment. I am convinced that our cooperation will continue to bear fruit, since this is the main element of the Ostróda’s pro-development strategy. And our pro-investment policy continues to attract greater interest from investors in our sites.”

‘Tailor-made’ by Panattoni. This is the latest BTS facility to be developed by Panattoni, i.e. for the specific needs of the tenant. So far, the developer has delivered more than 3 million sqm of this type of space, and more is under construction. BTS projects have been developed for Amazon, BSH, DSV, DPD, Flextronics, GE, H&M, Kellogg’s, K-flex, Knauff Industries, Leroy Merlin, Bombardier, Pilkington, Recticel Komfort Snu, Faurecia, Sauer Danfoss and Hydroline, among many others. This has included both production space and large distribution centres adapted for e-commerce requirements.
